Desktop appraisal / scope
A desktop appraisal can answer a focused property-value question when its scope fits your intended use.
A licensed appraiser researches the subject property and available market information, develops a value opinion, and signs the electronic report. A desktop assignment normally proceeds without a routine interior inspection.
Provide the subject-property address, intended use, and known condition or updates. You can also provide optional property photos after payment.
Possible uses include a pre-listing discussion, cash purchase, private sale, estate planning, divorce discussion, tax-appeal preparation, and personal planning.
If another party will rely on the report, confirm the effective date, inspection level, report format, intended users, and recipient acceptance before ordering. The appraiser can determine that a different scope is necessary.
